NEW HOME CASH REBATE POLICY CERTIFICATE

 

  • This rebate only applies to the purchase of new homes, townhomes or condominiums, not previously owned homes sold by individuals.  It is used along with the Buyer’s Representation Form.

 

  • Janet Lambert must accompany you on your first visit to the community to register with the On-Site Builder, listing Janet Lambert / Keller Williams Realty as your Realtor.

 

  • Janet Lambert / Keller Williams Realty must be listed on the Purchase Contract along with a 3% commission to be paid to Janet Lambert / Keller Williams Realty upon closing and funding of the new home.

 

  • This offer is NOT valid  if you have previously visited the Builder with another Realtor or did NOT register Janet Lambert / Keller Williams Realty with the Builder’s On-Site Sales Representative.

 

  • This rebate offer is 1% based on a 3% commission paid to Janet Lambert / Keller Williams Realty.  No rebate is offered if the Builder is paying less than 3% commission.

 

  • Any Bonus paid by the Builder to the Selling Agency, outside the 3% commission, is not a part of the rebate.

 

  • If the Builder agrees, the cash rebate can be applied to the new home purchase price, or with Lender approval, towards Buyer’s allowable closing costs, otherwise the rebate will be issued to you within 30 days upon closing and funding of your new home and you then will receive a 1099 with responsibility for paying taxes on the rebate received.

 

  • The Rebate is paid on the Base Price of the home purchase, excluding lot premiums and upgrades. 

 

  •  If the Buyer or Builder terminates the contract for any reason, this Rebate becomes null and void.

 

  • Customer/Buyer acknowledges that Janet Lambert / Keller Williams Realty makes no representation or warranty with respect to any Home Builder.  Conduct your Due Diligence.

 

  • The rebate from Janet Lambert / Keller Williams Realty is due only upon closing and funding of the new home purchase and all conditions stated here have been met.
